Plans for Major Development “GSQ” Announced to Create Vibrant Downtown in Goodyear
Globe Corporation and the city of Goodyear are excited to announce plans for what is shaping up to be a highly anticipated downtown area in the nation’s ninth-fastest growing city. This follows the grand opening of Goodyear Civic Square which opened its doors on August 1 thanks to a public/private partnership between the city and Globe. The project was completed on time and on budget.
GSQ, located north of McDowell Road between Bullard Avenue and PebbleCreek Parkway will be the destination that residents and businesses have been waiting for. The project currently includes Goodyear City Hall, Civic Square Park and Globe’s GEN1 Class A office building and parking garage. Eventually, the mixed-use walkable urban center will include popular restaurants, entertainment, shopping and residential living which will be announced in the coming months.
Globe is a family business which has owned this section of land since 1970 when it was a scallion farm. They sold 105 acres to Macerich in 2006 for what was to be a regional mall. But due to the setbacks that came with the Great Recession, the project never moved forward other than the Harkins Theatre which continues to be one of the top performing theatres in the country. In June of 2020, Globe repurchased the vacant land from Macerich along with the property occupied by Harkins, resulting in Globe owning all the remaining property in the project.
“How things ended up unfolding over the years has ended up being a blessing,” said George Getz, President and CEO of Globe. “The popularity of malls has really declined in recent years and a future mall would’ve likely become obsolete. GSQ will jump start this part of the city to soon be the robust downtown everyone has been waiting for.”
In a matter of days, residents in the immediate area will receive postcards in their mailboxes notifying them about public meetings to rezone the property for a variety of new uses.
“I have so much pride and excitement for what the heart of our city is about to become,” said Mayor Joe Pizzillo. “GSQ is the ideal example of how a city and a private investor can work together to create a new downtown in an environment that would otherwise be too risky if relying on private capital alone.”
“We could not be more excited to work with Globe on the next phase of GSQ,” said Goodyear City Manager Julie Karins. “Over the years, the city has always been focused on a vision that truly reflects the wishes of our residents – a destination where they can live, work and play.”
The first of several public meetings will be held on October 18, 2022 at 6 p.m. at the Georgia Lord Library Multi-Purpose Room, 1900 N. Civic Square, to allow residents to ask questions and comment on the project. If approved by the Goodyear City Council, construction could begin later in 2023 and into 2024.

Globe and the City are working on an Amendment to the original Development Agreement which will benefit the City and Globe, accelerating the pace of development and increase the probability of success of the GSQ-Goodyear Civic Square development.
