Water
City of Goodyear is the water service provider.

There is an existing 12 inch stub in Van Buren.

There is an existing 16 inch main on the east side of Bullard.

Sewer
City of Goodyear is the sewer service provider.
- There is an existing 8-inch stub in Bullard.
- Please refer to Chapter 6 of the Engineering and Design Standard for sewer design requirements.
Traffic
Hard Corner:
- Per the "Bullard Avenue Corridor: Design Treatment Strategies”, the hard corner Bullard and Van Buren area will need to be conveyed to the City of Goodyear by special warranty deed. Look the north corners of Bullard and Yuma for an example of what was done for past projects.
Bus Bays:
- The standard location for bus stops in the City is at the half-mile and one-mile intervals along arterial streets, and at any location where an arterial street intersects another arterial street. Bus stops shall generally be located as close to intersections as possible and should be constructed on the far side of an intersection (EDS&PM 4.3.2.A).
- A bus bay shall be constructed along N. Bullard Road at the SW corner of the intersection with W. Van Buren Street. If necessary, additional right-of-way shall be dedicated.
- A waiver request shall be made if the bus bay and any required right turn deceleration lanes need to be combined.
Van Buren Driveways:
- Please note that with the required eastbound right turn lane at the intersection of Van Buren, the first driveway on W. Van Buren would need to be a minimum distance of 430 feet from the curb return at the intersection of W. Van Buren/Bullard to the start of the curb return of the first driveway; this 430 feet assumes an intersection right turn lane per City of Goodyear Std. Dtl. G3208-3 before the first driveway from the intersection. The driveway needs to be lined up with the existing median break and driveway across the street.
- The driveway would require a right turn deceleration lane per City standard. Note that it is possible the required right turn lane would extend into the property to the west and required additional right of way from the property to the west.
Streets:
- Full half-street improvements shall be required, items include but may not be limited to pavement, curbing, sidewalk, underground utilities, landscaping, irrigation, and street lights.

W. Van Buren Street is designated as a Major Arterial and will require an additional 10-foot half right-of- way and a 10-foot PUE dedicated. Half-street requirements shall be per COG Std. Dtl. G-3122.

Owner of the portion of the Property along the frontage of Van Buren shall dedicate to the city, in fee, an additional 10-20 feet along the Property frontage of Van Buren Street to provide a total half street section of 65-feet prior to the issuance of the first civil construction permit within such portion of the Property or when requested by the City Engineer, whichever is earlier
