Drainage
This site has a Master Drainage Report.
A separate final drainage report or memo showing compliance with master drainage report is required (Section 3 of the EDS&PM).

At a minimum the preliminary drainage plan shall show:
- Retention basins or other storage facilities and clearly indicate which areas of the project will drain to each retention basin/connected series of retention basins/storage facility.
- Contours, bottom elevations, high water elevations, 1 foot freeboard elevations, and volume provided shall be shown for each basin
- Drywells or bleed-offs for each basin over 1 foot deep and volume required in the contributing area
- Address offsite & onsite flows, weighted “C” values, and flood zone designations.

Sewer
This site has a Master Sewer Report.
A separate final sewer design report or a memo referencing the master development study and how this site is in compliance with the master study is required.
157th Water Reclamation Facility (WRF) Service Area:
- The 157th Ave (WRF) is currently in an enhanced monitoring period as required by ADEQ and MCESD. During this period, an at-risk wavier will be required to be signed, notarized, and provided to the City prior to issuing a sewer capacity letter or signing the MCESD Approval to Construct (ATC). The at-risk wavier will be recorded on the property by the City prior to permit issuance. Once the sewer capacity letter is requested, the at-risk wavier will be provided, with accompanying documentation on planned City projects to increase capacity at the plant, and additional information on the Enhanced Monitoring.
Water
The site has an existing Water Report.
A separate final water design report or a memo referencing the master development study and how this site is in compliance with the master study is required.

Water Line Relocation:
With any modification to the existing public water infrastructure onsite, the Owner is required to terminate the associated portion of existing water easement through the Site. The easement shall be terminated following the acceptance of the relocated water line and associated public water easement is recorded. The existing public water line shall not be taken out of service until the relocation of the water main has been accepted by the City. No permits for structures or utility within the existing water easements, per the recorded easement, shall be issued until the relocation of the public water line is accepted and the existing public water easement is terminated.

N 145th Ave cul de sac, the project must convert the temp. turnaround easement into right of way.

Full half-street improvements shall be required, items include but may not be limited to pavement, curbing, sidewalk, underground utilities, landscaping, irrigation, and street lights
